As a Life Plan Community we offer the freedom of independent living in our apartments and cottages, and peace of mind for the future with a full spectrum of care services, if needed. Whether you’re looking for exceptional assisted living, skilled nursing, rehabilitation, memory care, or respite care, you’ll find it only steps away.

We offer apartments and cottages.  Choose from one, two or three-bedroom apartment floor plans ranging from 625 to 1,150 square feet and two bedroom or two bedrooms + den cottage floor plans ranging from 1,465 to 1,660 square feet.  All include a private balcony or patio and washer/dryer.

The Independent Living Monthly Service Fee covers all your occupancy costs including utilities, basic cable, maintenance and weekly housekeeping.  You are also provided with daily dining options, access to activities, fitness classes, scheduled transportation and an emergency call system. Our amenities include restaurant style dining, indoor swimming pool, club / game rooms, beauty/barber salon, arts/crafts studio and a chapel.

In addition to Independent Living, we offer top-quality care at every level, including Assisted Living, Memory Care, Skilled Nursing, Rehabilitation, and Respite Care.  We also offer onsite physical therapy, visiting doctors and lab services, and weekly vitals clinics. 

Assisted Living, Memory Care, and Skilled Nursing have different monthly fees. If moving from Independent Living, you will receive a 20% discount from the scheduled monthly fees in Assisted Living, Memory care or Skilled Nursing.

The IRS has determined that a percentage of the entrance fee and monthly service fees can be deducted as prepaid medical expenses. It’s best to discuss your tax plan with your tax advisor to learn how to best maximize your full benefits. 

If you’d like a landline for your phone or Internet service in your apartment or cottage, that’s an additional service you’ll need to set up. Basic cable is included, but if you’d like premium channels, you’ll have to pay an extra charge for that. Another possible additional charge is a visit to the salon.

Exciting changes are always happening at The Oaks. We recently added 32 new assisted living apartments. 

The entrance fee reservation deposit is held in an account at a federally insured depository, and is fully refundable until move-in. After move-in, the entrance fee becomes an asset of The Oaks at Bartlett and is used to fund reserves, operations and capital investments on behalf of facility.

In June 2019, the Community could not meet the debt service required on its $88 million bond financing and filed for bankruptcy protection.  The goal of the organization was to restructure its bond debt without impacting the refund obligation to its residents.  In November 2020 a bankruptcy plan was approved that reduced the original $88 million bond financing by over $40 million.  A new manager was hired and new funds were advanced in the amount of $5 million to fund a $3.1 million capital improvement fund and replenish the debt service and working capital reserves.  The resident agreements were honored including the refund amounts. In addition, the terms of the bond financing were favorably modified to allow the Community the financial flexibility to support its new business plan.  This plan includes revamping the health care operations to create 32 new assisted living suites, refurbish common areas and add a new bistro dining venue.  The objective of the new manager is to execute the strategy creating a long term sustainable enterprise that promotes vibrant resale activity, assuring residents of receiving their refunds. 

A Medicare stay would imply a short-term rehabilitation stay in the nursing facility. The 20% savings for our Independent Living Life Care Plan applies to privately funded Assisted Living, Memory Care, and Long Term Care stays. If a stay is fully covered by Medicare, the 20% savings discounts would not be applied until the termination of a Medicare qualified stay.

Long-term insurance may offer benefits in Assisted Living, Memory Care, or Skilled Nursing. Policies vary so discuss your particular benefits with your insurance provider.

The monthly service fee is subject to change annually and with thirty days’ notice. Historically, the annual increase was in the range of 2.5%-5.0% but will vary and can reflect average cost of living adjustments.
